Buying and Selling Your Home

If you live in and around Bristol or Gloucestershire and are buying or selling (or both buying and selling) a house then look no further than Alan Hodge Solicitors to look after you. After all, it’s one of the most stressful things you will ever do, so why not make it easier by working with someone you can really trust?

From the moment you instruct us to act on your behalf we’ll do everything possible to make the whole transaction as pain-free and predictable as possible. You’ll have a single point of contact, and we’ll always be on the end of a phone so we can answer any questions.

Once you’ve instructed us Alan Hodge will:

  • Contact your seller's solicitors to obtain and check title information of the property and the proposed contract with the seller.
  • Deal with various searches and enquiries and check results.
  • Receive the mortgage offer from your lender.
  • Report to you with the contract, mortgage and associated documents for your signature.

At the same time you should:

  • Arrange a survey, first checking with your lender to ensure you comply with their requirements.
  • Arrange for both building insurance and life cover in readiness for exchange of contracts.
  • Raise any neighbouring planning concerns that you may have with the council.
  • Lodge the deposit amount with us.
  • Return all mortgage documentation to your lender, completed and signed.
  • Return all the documents we’ve sent you, signed where indicated.
  • Source a removal company if required.

And your lender (the mortgage company) will:

  • Obtain a valuation of the property.
  • Check that you are eligible for the mortgage you need.
  • Send us the mortgage offer, instructing us to check
    • The title deeds of the property
    • The proposed contract with the seller
    • Local Authority and any other searches
    • and that all the mortgage conditions in the offer can be satisfied.

Then, once contracts are exchanged we will:

  • Hand over the deposit on your behalf.
  • Prepare for completion.
  • Prepare a financial statement for you.
  • Submit final searches.
  • Submit the certificate of title to the lender.
  • Receive your mortgage advance.

And you should:

  • Arrange buildings insurance.
  • Confirm your booking with the removal company.
  • Agree arrangements with the estate agents for the handover of keys.
  • Notify change of address to friends, banks, building societies, credit card companies, insurance companies, DVLA etc.

And the Lender will send your mortgage advance to us.


On Completion Day we will:

  • Send monies to seller's solicitors.
  • Receive deeds and documents from seller's solicitors.
  • Send an Account to you with surplus funds if applicable.
  • Pay any stamp duty.
  • Register your ownership with the Land Registry.
  • Send the deeds to either you or your mortgage company.

And all you have to do is collect your keys & move in!
